Improvement and modernisation of both existing materials and facilities.
The pre-existence: It is a refurbishment project for a housing unit in Sitges. Said housing unit is located in a residential building between party walls in calle Bonaire (Bonaire Street), in the middle of downtown Sitges. The flat is 98 m², its geometry is rectangular and it has two exterior façades—one facing the street and the other an outdoor patio.
The conditions: The main objective is to provide a new, more open and functional distribution to the flat by means of an improvement and modernisation of the existing materials while improving energy efficiency.
The project: The renovation of the interior space is planned by clearly separating the night and day areas as well as designing an open-concept kitchen and living room space.
The construction: The external aspect of the building remains unaltered. Regarding the interior, its distribution is modified using new drywall partition walls. Regarding the materials, parquet flooring is used for all floors but the bathrooms’, where tiles can be found in both floors and walls.
The functioning: Inside the housing unit we will find two different parts: the day area, presenting an open concept and connected with the street, and the night area, where the bedrooms facing an inner courtyard can be found. In the central zone, between the day and night areas, there are the bathrooms and a box room. Both areas face always the façade to enjoy good lighting and ventilation.
Energy efficiency: The façade facing the inner courtyard is modified, and a new one featuring an air chamber and inner insulation is created instead. All the exterior woodwork is also replaced in order to achieve a greater level of thermal comfort with thermal bridge breakage and the proper glasses. Since it is the higher floor in the building and it is not possible to perform any intervention in the exterior part of it, the adopted solution is to lay a mineral wood insulation layer below the roof to reduce energy losses.
