Highly energy-efficient passive houses
An estate development of 6 detached one-family homes in Sitges

The building plot: The land is located in a new development area known as ‘Ca l’Antoniet’ in Sitges. It is a corner plot whose street has a slight slope and inclined in relation to the adjacent street. Pedestrians’ accesses are made via the upper street, while the gradient in the street below is used to provide access for vehicles.

The conditions: The Casa Pletada project started in 2014. The completion of its first phase was expected by the end of 2016, whereas the end of the second phase is expected by the beginning of 2017. This is an estate development of 6 detached one-family homes. From the start, the project is outlined with a series of determining requirements:

· Housing units will be built under high energyefficiency criteria.

· A common project will be developed for façades, basement floor with a common access for vehicles, general volumetry, and exterior finishing materials.

· Houses will be directly commercialised by contacting the end clients who, under a self-build regime, will take part in the building of their own houses. According to their needs, each client will choose the layout, the materials, and the finishing works for their homes.

The project: The project consists of 2 kinds of housing units. The one in the corner will have a larger area and its functional brief will also be totally differentiated. The other 5 housing units are designed with a functional brief tailored to the end user. Although there are 2 different typologies and 2 different functional briefs, the façade will be considered as a single unit with the clear aim of making it to be part of a sole ensemble. Due to both the characteristics of this type of semi-detached constructions and the urban constraints of the area itself, it is not possible to build a separate driveway entrance in each housing unit. For this reason, there will be a single access for all units via a basement floor with a shared driveway entrance that will provide service to the private garage in each unit. Housing units will be 4-level houses:

· A basement floor for the garage, box rooms for storage, and driveways.

· A ground floor featuring an access for pedestrians, a bathroom, a kitchen, and living and dinning space leading to a garden area with swimming pool.

· A first floor with 2 bedrooms, another bathroom and an ensuite master bedroom featuring a bathroom and a walk-in closet.

· A second floor with a studio, which leads to the solarium.

In order to cover the 4 levels in the house, there is an area that allows for a lift to be installed. During the construction works, said lift will be installed in some of the housing units. In the rest of the cases, either a double lift shaft will be made or a light floor will be placed, so a lift can be easily installed later.

The construction: The main objective is to build passive, almost noenergyconsumption houses. Therefore, those details regarding the thermal envelope of the building are given the utmost care.

· Both below the pavement of the ground floor and in the roof, 10 centimetres of highdensity extruded polystyrene are used for insulation.

· The façade is build with a triple insulation:

· External insulation (either ventilated façade or EIFS),

· Projected polyurethane foam in air chamber,

· Inner cladding featuring rock wool insulation,

· High-thermal-performance aluminium windows featuring thermal bridge breakage include solar control glasses in the southern façade and low-e glasses in the northern façade.

· Maximum control of air infiltrations in the façades.

The facilities: Depending on the typology of each housing unit, several types of systems were designed.

Tipology no. 1:
· Domestic hot water and radiant floors for heating and cooling: A combined air source heat pump system. In addition to provide hot water to the housing unit, it will feed the radiant floor circuit in both winter—for heating and summer—for cooling.

· Mechanical ventilation of the house by means of a doubleflow enthalpic heat recovery unit with a performance of 90 %.

· DHW system assisted by combined DHW/photovoltaic solar panels.

Tipology no. 2:
· Domestic hot water and air-conditioning: A combined, air source heat pump system. In addition to provide the housing with hot water, it will feed a heat pump in each floor with air distribution by pipes.

· Ventilation of the house: Capture by means of micro-ventilation in windows. The stale air is extracted from the houses by means of self-regulating, single-flow mechanical ventilation.

Tipology no. 3:
· Domestic hot water: Air source heat pump system assisted by combined DHW/photovoltaic solar panels.

· Air-conditioning: Separate air pumps in each floor and air distribution by pipes. The heat pump installed here is less powerful a unit than the one referred to in typology no. 2, for the installation of a heat recovery unit significantly reduces space thermal loads.

· Mechanical ventilation of the house by means of a doubleflow heat recovery unit with a performance of 90 %.

Tipology no. 4:
· Domestic hot water: Air source heat pump system assisted by combined DHW/photovoltaic solar panels.

· Air-conditioning pre-installation: Separate air pumps in each floor. Air distribution by pipes.

The heat pump installed here is less powerful a unit than the one referred to in typology no. 2, for the installation of a heat recovery unit significantly reduces space thermal loads.

· Mechanical ventilation of the house by means of a double-flow heat recovery unit with a performance of 90 %.

· A Canadian well is connected to the heat recovery unit.

Energy efficiency: By adopting these measures, the housing units are granted an A in the Spanish EPC scale—that means the highest energy efficiency a property can have. It means a reduction from a 70 % to a 90 % in terms of demand in relation to the minimum amount required by current regulations.
