Detached Single-family Dwelling in Fornells

This is a detached single-family dwelling in Fornells de la Selva planned and built according Passivhaus principles.

The Plot

The town is 102m above sea level and the plot is 126.75 above sea level. The dwelling is located to the west of the 1200.54m2 plot. The plot has an irregular rectangular shape, and it is virtually flat with a maximum slope of 50cm facing from north to south. It has two neighbouring plots, one of them with no existing buildings (south) and the other one with a detached wingle-family house (north).

The Project

This is a detached single-family dwelling with an outdoor swimming-pool accessed from the main street and respecting the 3m limit to the road and the neighbouring plots. The plan for the building is to be evened out to the upper urban limits or facing north. That planning decision is made to provide the dwelling with as much outdoor garden space as possible.

The Construction

The structure separates the 3m required by the regulations related to the plot’s limits and the dwelling’s limits are aligned on the eastern, western and northern façades, by always looking for the best position and freeing up as much southern space as possible to get maximum solar exposure, and hence, maximum solar energy utilisation. In general terms, the structure is set back on the façades following the functional programme’s requirements and creating retreat spaces for porches and terraces. Each of the façades’ materials and layouts are adjusted according to their indoor functional programme and their position and external orientation. The top areas of the ground and first floor façades feature a white ETICS finish, while the receding areas have a synthetic wood coating. The joinery is made with anthracite PVC.

Functional Programme

The dwelling consists of two levels. The ground floor, directly connected to outdoors, accommodates the day zone with a kitchen-dining-living room and other rooms such as a laundry room, an installations room, a study and a bathroom. At the outdoor areas, there are two parking spaces at the ends of the plot, one of them covered with a porch supported by two natural stone coated walls. There is also an outdoor swimming-pool surrounded by a garden area. The first floor accommodates the night zone, with two bedrooms (one of them an ensuite bedroom with a walk-in closet) and a shared bathroom. Both bedrooms lead on to a shared terrace surrounding them.

Energy Efficiency

The aim is to achieve minimum energy use and maximum interior comfort for this dwellings project by meeting the Passivhaus standards. This is realised by the solutions integrated in the dwelling’s active and passive systems. The construction decisions adopted for this project ensure maximum airtightness in order to minimise any energy loss through the different components of the building and its connections.
